We regularly hear “real estate is local” but it can be hard to make sense of the local market, particularly in a year like 2025. Your perception of the local market is influenced by the news, the successes of your peers and the needs of your customer base. Your clients, without your counsel and expertise, have even less to go on to when trying to understand what is happening.  

Real estate is rarely affected equally, even within the close-knit communities of Northern Colorado that we call home. That’s why we’re taking a closer look at trends in Northern Colorado and sharing how you can use the tools at your disposal to gain more insights on the market.  

While the Northern Colorado market has seen some challenges, there are reasons to be optimistic:  

  • Sold listings are up 2% market wide compared to this time last year.  
  • List price to sales price ratios are still averaging over 98%.  
  • New listings are up 12% over this time last year. With that, we are seeing a noticeable increase in Withdrawn, Expired and Back on the Market listings, up 36%, 32% and 19%, respectively. 

While these trends are reflective of the market overall, it is important for you to know how the homes and clients you typically work with are affected. For example, homes in the $600k – $850k price range are seeing a slightly lower number of listings pending year to date. At the same time, a lower percentage of these homes are being withdrawn, expiring and then relisting back on the market compared to all price ranges combined.
