This month, we’re taking a step back and looking at the bigger picture of Northern Colorado’s real estate market. As we look at key statistics since June 2021, we can better understand how the market has evolved through the pandemic, rapid appreciation, rising interest rates and into today’s more normalized conditions.


In the past five years, home values in Northern Colorado have remained resilient.

After sharp appreciation during the pandemic and into 2022, prices stabilized as mortgage rates increased but did not meaningfully decline. Instead, the market held most of those gains and reached a new peak in June 2026, when the median sales price hit approximately $645,000.


At the same time, inventory has steadily returned to the market. From pandemic lows of roughly one month of supply, available homes have increased to about 3.5 months as of June 2026. This shift gives buyers more choice and signals a move away from the highly constrained seller conditions of recent years, while still remaining below the five to six months typically associated with a fully balanced market.


Demand has remained more durable than many expected.

Even with fewer new listings entering the market in early 2026 compared to the prior year, both homes under contract and closed sales posted modest year-over-year increases from 2025 to 2026, showing buyers continue to purchase homes and demand is healthy.


We are also seeing a return to more typical market pacing. Homes are no longer selling within days as they did during the pandemic surge, and buyers now have more time to evaluate options and negotiate. This reflects a healthy normalization of market conditions rather than a drop in demand.


The data from the past five years shows that the market isn’t heating up or slowing down, instead, it’s maturing and becoming more balanced. The extremes of 2021 and 2022 are behind us, and we’re starting to see a more predictable environment.
