When we talk about the real estate market, it’s easy to focus on the numbers we see most often in the headlines: home prices, interest rates and inventory levels. These metrics are important, but they only tell part of the story.
A healthy market is about more than any single measurement. It’s about balance, opportunity and having the trusted information needed to make confident decisions.
Over my 23 years at IRES, I’ve had the privilege of watching our market through some incredible highs and lows. I remember the uncertainty surrounding the housing crisis in 2008, when many wondered what the future would hold for our industry. Years later, we experienced the exact opposite during the pandemic—record-low inventory, historically low interest rates and homes selling almost as quickly as they hit the market. Today, we’re in yet another different market. While every cycle feels unique in the moment, one thing has remained true: markets evolve, and real estate professionals who understand the data are best equipped to guide their clients through the change.
For many years, I also had the opportunity to teach IRES’ Market Trends NoCo and Beyond statistics class. My favorite moments included watching brokers realize that the local data often told a very different story than the national headlines. That lesson has stayed with me. If you haven’t taken the class—or it’s been a while since you attended—I encourage you to join us. Understanding market statistics doesn’t just help you interpret the numbers; it gives you the confidence to explain what’s happening to your clients and become a trusted advisor, regardless of the market cycle.
The market today looks very different than it did a few years ago. The unprecedented conditions during the COVID-19 pandemic, including historically low interest rates, limited inventory and intense buyer competition, created a unique environment for consumers and real estate professionals. As conditions have shifted, with changing interest rates, evolving expectations and a more balanced marketplace, brokers have had to adapt and find new ways to support their clients.
Through all of these changes, one thing remains constant: informed decisions depend on accurate, reliable information.
A healthy market is one where:
- Buyers and sellers have opportunities to make decisions based on current market conditions, realistic expectations and trusted guidance.
- Real estate professionals have the tools and insights they need to help clients navigate uncertainty and identify opportunities.
- Brokers can rely on accurate data to understand trends, explain market shifts an provide value to their clients.
- The MLS serves as a trusted source of comprehensive market information that supports transparency and collaboration across the industry.
At IRES, we understand that our role goes beyond providing data.
We are here to help our customers make sense of that data, use it effectively and feel confident serving their clients in an evolving market.
