If there’s one thing I’ve learned from my many years at IRES, it’s that the real estate market has a way of surprising us.
I’ve watched the market move up, down, sideways and everywhere in between. We’ve
experienced incredibly busy years and some that brought significant challenges. When COVID hit, I remember many of us wondering what the financial impact would be. Instead, we saw a real estate boom that few could have predicted.
Today’s market presents its own challenges, and I know this environment hasn’t been easy for many of our customers. But throughout my time at IRES, I’ve also seen just how adaptable and resilient real estate professionals can be. Markets change, and brokers find new ways to navigate them, serve their clients and keep their businesses moving forward.
As I settle into my new role, one of the things I want to continue doing is listening to the
professionals we serve and learning from their experiences. For this month’s newsletter, we asked several member brokers to share what they’ve learned from navigating changing markets, what has helped them through slower periods and what keeps them moving forward. I hope you enjoy their perspectives and find something useful in their experiences.
Broker Perspectives
For Brian Franzen of eXp in Greeley, adapting to a changing market means adjusting
expectations and strategies. “Changing markets means changing strategies,” he said, noting that buyers have more options while sellers are having to be more aggressive. He also said nurturing leads has become “the currency of this market” as earning consumers’ attention becomes more difficult.
John Simmons of C3 Real Estate Solutions, LLC, is seeing a similar shift in buyer behavior. With more inventory available, buyers have more time to compare properties and negotiate. “The market is not necessarily bad; it is simply more balanced and requires both buyers and sellers to be more strategic.” he said.
For Juliana Blonder of The Blonder Group at eXp Realty in Northern Colorado, that balance is also changing how sellers approach their listings. She said the conversation has shifted from “How high can we list?” to “How do we make our home the obvious choice?” With buyers scrutinizing value more closely, she emphasized the importance of condition, presentation, marketing and price.
Across their experiences, one message stands out: While brokers can’t predict exactly what the market will do next, they can help their clients understand the opportunities available in today’s market and make informed decisions based on their individual circumstances.
