Withdrawn Listings

Property is off the market, but the listing contract is still active.  There’s no limit on how long it can remain withdrawn before returning to active.  To re-list, update the original listing to reflect the current contract, or enter a new listing if a new contract is in place.  

Once an expiration date is reached, the status will automatically update to expired overnight. 

Withdrawn vs Expired Listing Status

The correct status – withdrawn or expired – depends on the listing contract.  

A withdrawn listing means the property is off the market, but the contract is still active. You can move a listing to withdrawn by updating the listing status in add/edit. 

An expired listing means the contract has ended or been terminated. To change a listing to expired, update the expiration date in add/edit and the IRES MLS system will automatically change the status to expired overnight once the date is reached.  

Limits to the Expiration Date on Listings 

  • The Expiration Date can be at maximum 2 years in the future. It can be renewed at that two-year point but cannot extend more than 5 years after the List Date (First Active Date).  
  • Expired listings can be edited but only within 30 days of the listing expiring. 
  • If a listing legitimately needs to exist longer than 5 years, please contact IRES MLS staff for help getting listing information into a new listing, making sure the listing data is up-to-date and following all current rules.
