We’ve noticed some listings in the MLS have both an active and a withdrawn listing for a property. According to IRES rules, only one listing per property can be in non-terminal status (anything other than expired or sold) at a time. When a new listing is entered under a new MLS #, the prior listing must be updated to Expired – not Withdrawn – as Withdrawn indicates the contract is still live. Here are a few reminders about listing status:
Expired Listings
An expired listing means the contract has ended or been terminated. To change a listing to expired, update the expiration date in add/edit and the IRES MLS system will automatically change the status to expired overnight once the date is reached.
Withdrawn Listings
These are properties that are off the market but the listing contract is still active. There’s no limit on how long it can remain withdrawn before returning to active. To relist, update the original listing to reflect the current contract, or enter a new listing if a new contract is in place. Once an expiration date is reached, the status will automatically update to expired overnight.
